What This Policy Covers
This policy explains what personal data we collect when you use propertyinsightsuk.co.uk, why we collect it, how long we keep it, who we share it with, and what rights you have over it.
We only collect data that is necessary for the purposes described below. We do not sell your personal data to any third party.
Data We Collect, Why, and Our Legal Basis
1. Website Usage and Analytics Data
- What we collect
- Pages visited, postcode districts searched, filters applied, time spent on the platform, browser type, device type, screen resolution, operating system, and anonymised IP address.
- Why we collect it
- To understand how the platform is used, to improve our features and content, and to monitor platform performance.
- Legal basis
- Legitimate interest. We have a legitimate interest in understanding how our platform is used so we can improve it. This does not override your rights — you can object to this processing at any time.
- How long we keep it
- 26 months, in line with standard analytics data retention practice. After this period data is deleted or fully anonymised.
2. Postcode Search Data
- What we collect
- Postcode districts you search, the number of searches you have made, and the sequence of postcodes searched in a session.
- Why we collect it
- To deliver your search results and to manage the free search allowance on our platform (two free searches before registration is required).
- Legal basis
- Legitimate interest. Managing fair access to our platform is a legitimate interest that does not disproportionately affect your rights.
- How long we keep it
- Search count data stored in cookies expires after 30 days. Server-side anonymous search records, where applicable, are deleted after 90 days.
3. Account Registration Data
- What we collect
- Email address and encrypted password.
- Why we collect it
- To create and manage your account and provide you with access to the full platform.
- Legal basis
- Performance of contract. Creating an account constitutes an agreement between you and Datapre8 Ltd, and we process your registration data to fulfil that agreement.
- How long we keep it
- For the duration of your account. If you request deletion we will delete your personal data within 30 days, except where we are required to retain it for legal or compliance reasons.
4. Marketing Preferences
- What we collect
- Your email address and your preference regarding receiving property market updates from us.
- Why we collect it
- To send you relevant updates about the platform and UK property market data, where you have chosen to receive them.
- Legal basis
- Consent. We will only send you marketing communications if you have explicitly opted in at the point of registration. You can withdraw consent at any time by clicking unsubscribe in any email we send you or by contacting us directly.
- How long we keep it
- Until you withdraw consent or delete your account.
5. Mortgage Broker Referral Data
This applies only if you choose to submit a contact form requesting a mortgage broker introduction.
- What we collect
- Your name, email address, phone number, and any additional details you provide in the mortgage broker enquiry form (such as the property value, loan amount, or specific requirements).
- Why we collect it
- To pass your enquiry to an FCA-authorised mortgage broker partner so they can contact you about mortgage options. We do not provide mortgage advice ourselves.
- Legal basis
- Consent. You provide this data voluntarily by submitting the enquiry form. Submitting the form constitutes your explicit consent to us sharing your details with a mortgage broker partner for the purpose of arranging contact. You can withdraw consent before your details are passed on by contacting us at info@propertyinsightsuk.co.uk.
- How long we keep it
- Your referral data is retained for up to 90 days from submission, after which it is deleted from our systems. The mortgage broker partner you are referred to will retain your data in accordance with their own privacy policy.

Who We Share Your Data With
We do not sell your personal data.
Service providers
We use third-party services to operate our platform, including hosting providers, analytics tools, and email delivery services. These providers act as data processors under our instruction and are contractually required to handle your data securely and only for the purposes we specify.

We may disclose your data if required to do so by law, court order, or regulatory authority, or where we believe disclosure is necessary to protect the rights, property, or safety of Datapre8 Ltd, our users, or others.

If you submit a mortgage broker enquiry form on our platform, we will share the details you provide — including your name, email address, phone number, and enquiry information — with an FCA-authorised mortgage broker partner for the sole purpose of arranging contact with you. We store and process your personal data within the United Kingdom and European Economic Area. Where data is processed outside the UK or EEA by any of our service providers, we ensure appropriate safeguards are in place, including standard contractual clauses approved by the Information Commissioner's Office.
Data Security
We implement appropriate technical and organisational measures to protect your personal data against unauthorised access, loss, alteration, or disclosure. These include encrypted password storage, HTTPS encryption for all data in transit, and access controls limiting who within Datapre8 Ltd can access personal data.
No method of transmission over the internet is 100% secure. We will notify you and the ICO without undue delay if we become aware of a data breach that is likely to result in a risk to your rights and freedoms.
